Free cancellation is possible up to 24 days before arrival, unless otherwise stated. Later cancellations will be handled as follows: 24-20 days 30%, 20-10 days 50%, under 10 days 90%. We strongly recommend taking out travel cancellation insurance before your trip. Special cancellation conditions apply for Christmas and New Year. The place of jurisdiction is Vienna.

We recommend extending your own liability insurance to include coverage for rented property damage. For possible break-ins on site, we recommend taking out luggage insurance. This information is provided without guarantee.

Discounts etc. can accumulate up to a maximum of 10% of the regular price.

The tenant is not entitled to accommodate other persons or more than the registered persons or animals in the rented house without prior consultation.

Johannes Hoyos is entitled to terminate the rental agreement with immediate effect and demand immediate vacation of the premises by the guest if the guest seriously violates their duty of care for the rented house, in particular if they accommodate more persons and/or animals than specified in the contract, if they willfully damage the rented house, or otherwise violate the duties of a proper tenant. In this case, the guest is not entitled to demand a proportional refund of the rental price. The owner's right to claim damages is not excluded.

If the execution of the rental agreement is made difficult, endangered, or impaired due to force majeure that was unforeseeable at the time of contract conclusion, Johannes Hoyos is entitled to terminate the contract.

As Hinterbreiteneben is a historic building, architectural deviations from current standards are possible (lower ceiling and door heights, smaller windows, etc.). Such deviations do not constitute defects in the rental property.

Liability for occasional failures or disruptions in water and/or power supply is excluded, as is liability for occasional disturbances due to natural or local conditions.

The guest may immediately request remedy from Johannes Hoyos or the on-site management if they legitimately report defects in the rented house; however, this must be done immediately. Remedy may be refused if it requires disproportionate effort.

For the duration of the non-contractual condition of the house, the guest may demand a corresponding reduction in the rental price (reduction). The prerequisite is that they report the defect immediately. If the guest fails to make a complaint within 24 hours, they forfeit their claims for remedy, reduction, or compensation.

Should any of the foregoing provisions or parts thereof be or become invalid, the validity of the remaining provisions shall not be affected. In such a case, the invalid provision shall be replaced by one that comes as close as possible to its economic meaning and purpose.

When booking online, the guest acknowledges the booking conditions as binding.

Every offer must be confirmed by the landlord for the respective rental holiday.
